Identify the exact home

A development listing can cover many units. Ask which units are available, which one the starting price applies to, and whether the photos show that unit, a show home or an architectural visualisation. Get the floor plan and specification for the home you are considering.

Understand the timeline

Ask about the present construction stage and the proposed completion and handover dates. Find out what remains to be built, including roads, shared areas and leisure facilities. A completed home and a fully operating resort may have different timelines.

Read the inclusions

Request a clear schedule of what comes with the purchase: finishes, appliances, outdoor areas, parking, storage and any shared facilities. Ask which items are optional and how changes affect the price or handover.

Clarify reservation and payment terms

Before paying a reservation fee, have an independent professional review the documents and explain the payment schedule, cancellation provisions, protections and remedies that apply to your transaction. Do not rely on a sales summary for the final terms.

Check the golf arrangements separately

A course shown in a development brochure may have its own owner, operating schedule and membership rules. Establish the access offered to residents and whether a planned course or facility is already open.

Arrange a final inspection

Ask how the developer handles inspections, outstanding work and defects at handover. Keep the agreed specification and written communications together so you can compare what was promised with what is delivered.
